Most lenders don't understand dentists.
Your income, your debt and your corporation look nothing like a salaried borrower. You need a mortgage team that reads a dental file correctly.
Income that isn't a T4
Fee splits, corporate dividends, retained earnings. Andrew picks the lender that counts the income you actually earn.
School and practice debt
Six figures of student debt and a practice loan are normal in dentistry. Professional programs weigh them against your trajectory, not against you.
Practice purchase and build-out
Buying in, buying out, equipment and leaseholds. Commercial and residential financing coordinated by one team so neither blocks the other.
New grads and associates
Starting your career doesn't mean waiting to own. Lenders with professional programs recognise where your income is headed.

Dentist mortgage FAQ
Can I get a mortgage while I still have dental school debt?
Yes. Lenders that work with dental professionals look at your earning trajectory and your practice income, not only the loan balance. Andrew structures the file so the debt is shown in context rather than as a wall.
I pay myself through a dentistry professional corporation. How is that underwritten?
Some lenders use salary and dividends only; others will consider retained earnings and corporate financials. The difference can be hundreds of thousands in purchasing power. Andrew chooses the lender that reads your corporation the way your accountant does.
I am an associate, not an owner. Does that matter?
No. Associates on fee-splits, hourly or daily rates qualify with the right documentation. Two years of history helps but is not always required with a signed contract and a professional designation.
Can you finance a practice purchase as well as a home?
Yes. Practice acquisition, buy-ins, equipment and leasehold build-outs are financed through commercial channels, and Andrew coordinates them with your personal mortgage so one does not block the other.
How much can a dentist borrow?
It depends on income structure, debt and down payment, not on a fixed rule. Andrew runs your numbers through the physician and professional programs available and gives you a real range in one conversation.
Do you work with new grads?
Yes. New dentists and specialists finishing residency qualify under professional programs that recognise where your income is heading. Andrew will tell you honestly what is possible now and what a year of practice changes.
